Warren Village, Housing for Single Parent Families


WarrenAffordable Advisors acted as development advisor to Warren Village Inc. in planning and executing this substantial rehabilitation project, completed with residents living-in-place and the child care center operating throughout construction. Originally built in 1974, this was the first large scale renovation of this 6 story precast concrete facility, which houses Denver’s premier single parent transitional housing and career support program.

The Warren Village Renovation Project was funded under the American Recovery and Reinvestment Act. $5.4 million was secured in Tax Credit Exchange Program funds through the Colorado Housing and Finance Authority (CHFA), $300,000 HOME grant from the State of Colorado Division of Housing, $300,000 HOME grant from the City and County of Denver and $140,000 from the Mennonite Housing Development Corp.

The scope of work included:

  • Introduction of central air conditioning thoughout building and in apartments
  • Replacement of all exterior windows with energy-efficient windows
  • Remodeling of work and community service space for Family Services
  • Addition of a child-sized restroom to meet licensing requirements in one classroom
  • Replacement of flooring in common areas
  • Exterior lighting improvements
  • Installation of additional security cameras
  • Repair of a variety of aging plumbing and heating components
  • Parking lot repairs
  • Remodeling of Housing lobby and offices
